Raw land is a plot that has not been developed or laid with basic services like drains, electricity or mains water. Before you purchase a plot of raw land, there are a number of questions you need to ask about it.
What Will the Law Allow?
If you plan to build a house on the plot in question, check with the planning department that local building code allows the type of house you want to construct.
What Will the Topography and Utilities Considerations Allow?
Get a thorough survey of the land before you complete the purchase, and examine the land blueprint closely. Check that the soil can support the foundations of the building you plan to build. Is the plot on marshland? If so, expensive land preparation or land removal may be necessary before it can be built on. Is the plot near to utilities like drainage, water and electricity, of will you have to spend thousands linking the plot into those networks?
What Will Your Budget Allow?
Any development has to be costed thoroughly, but a development on raw land is particularly likely to go over budget as there are so many unknowns. How will you fund the development? You may find that it is more difficult to get a mortgage for the purchase of a plot of raw land.
