An appraiser is needed whenever you are planning to buy or sell a property. Your real estate agent will often be able to direct you to a local appraiser or you can easily find one on your own.
What Does an Appraiser Do?
An appraiser will come to your home and inspect it’s condition. They will look at many aspects of the interior of the home:
- # of bedrooms
- # of bathrooms
- Recent update
- Garage size
- Basement finished or unfinished
- Exterior condition
In addition to the home itself and the condition it is in, an appraiser will look at the surrounding area as well. The amounts of the home nearest the one they are looking at are looked at for selling price and recent appraisal values. An appraiser will check the homes that are closest to yours in a small area of usually 2 miles or less to determine the property value.
