Dear Barry,
After signing a home purchase contract, when is the best time to have a home inspection. Should I do it right away or just before the sale is completed? - Jeremy
Dear Jeremy,
Home inspections typically occur during the first two weeks of the transaction, and the time limit for having the inspection is usually specified in the purchase contract. Missing this home inspection deadline can cause you to forfeit the right to an inspection or you could lose the ability to negotiate the inspection findings with the seller. The inspection, therefore, should be scheduled as soon as possible after signing the purchase contract.
Also, remember that the best inspectors are usually busy. Buyers who wait too long to call the inspector of their choice sometimes must opt for second choice-someone who is less experienced and less thorough. Time, therefore, is of the essence when scheduling a home inspection.
