Calculating Attic Conversion Costs

An attic conversion can be an excellent way to add living space to an older existing home. Here are some considerations when calculating the costs involved with this home improvement project.

Conversion Space

A large part of calculating an attic conversion is determining to what use the space will be put. A simple conversion that creates a large open space for a playroom or workroom averages approximately $10,000 to $25,000, depending on the size of the attic space being converted. Estimates include the costs for reinforcing floor joists, adding insulation, ventilation, electrical wiring, plumbing, finishing floors and ceilings, and finishing walls.

Converting the attic space to include a bedroom, bathroom, windows and a staircase will also increase costs substantially, depending on the finishes and construction and labor costs in your area. On average adding a staircase can cost anywhere from $300 to $1,000, including the stairs and a prehung door for access. The overall costs for turning an attic space into an comprehensive living space can be upwards of $40,000 to $80,000 or more, depending on the amenities installed.

Unfortunately, there is no simple calculation equation to give an overall estimate of attic conversion costs. When talking to potential contractors about an attic conversion project, keep in mind that materials, building permits and labor costs will all be part of the calculated expensive of converting an attic space.
