There are numerous factors affecting the fees charged by home inspectors. First among these, as you suggest, is the size of the home. Most home inspectors charge a basic flat rate for homes up to a maximum square footage and then add a per-square-foot charge for homes that are larger. Additional fees are also charged for separate living units, such as a guesthouse or apartments.
Other factors affecting inspection fees are market conditions in particular localities. In large cities, for example, price competition among increasing numbers of inspectors can result in lower fees. The problem with this arrangement is that price pressures can adversely affect the quality of work performed.
Buyers looking for a quality inspection should give little heed to price. Missed defects in the course of a home inspection can cost thousands of dollars. To risk this kind of liability exposure for a $75 savings on the cost of an inspection is reckless foolishness. The only considerations when hiring a home inspector should be experience, qualifications and reputation.
