The term subdivision is used both as a verb – as in the act of dividing land into smaller pieces; ‘they decided to do a subdivision of the land,’ – or, as it is more commonly used, subdivision is a noun, ‘a subdivision,’ meaning the piece of land itself which has been ‘subdivided’ into smaller pieces. If a subdivision is done for housing, it is known as a housing subdivision or housing development. A commercial subdivision is called just that.
History of the Subdivision
In the United States, the creation of a subdivision often leads to the creation of a new town or city. When there was city expansion during the nineteenth century, it would spread and encroach on surrounding farmland. That land would then be turned into a subdivision, in which it was divided up into lots for homebuilding.
A collection of subdivisions, would then become designated as a new township.
Today, the creation of a new subdivision within a town’s boundaries needs to be approved by a local panning commission. The subdivision is often equated with a sterile environment where all the houses look similar and the natural landscape has been peeled back for the new subdivision.
