Understanding What Happens During a Home Inspection

A home inspection is highly recommended when buying a new home that is more than a few years old, and it is also often required before some types of major home renovations. It is important to have an inspection done by an experienced professional before closing on the sale, particularly in the case of first-time home buyers. During a home inspection, a licensed inspector determines both the soundness of the home structure and the existing quality of its systems.

Building Integrity

The typical home inspection takes 3 to 4 hours, depending on the size of the property, and usually costs between $300 and $500. The home inspector usually examines the roof, foundation, and load-bearing walls to determine if there are any structural weaknesses that could turn into later problems.

Installed Systems

A thorough inspection should also be performed on all components of the plumbing, electrical, and HVAC systems. Inspectors will look at the breakers, sinks, toilets, and ventilation outlets. The role of an inspector is one of neutrality; he/she is not allowed to tell the homeowners if the home is fairly priced based on its existing condition. Real estate agents are the ones that determine this information. If the home inspector allows it, the new home buyers should accompany him/her during the inspection, as this is a good opportunity to learn the in's and out's of the new home.
