Ductless Mini Splits?

I wanted to get some feedback from some people here on the forum. Long time lurker, first time poster

So I am looking into buying a ductless mini split system for one of my rental properties. I want to get 2 units. One for the bedroom, and one for the rest of the house. I was told the 24,000 BTU Units will cover about 1,000 square feet, and the 9,000 BTU unit about 400. Would those units be sufficient enough for that much space?

I found a really cheap online store to buy a mini split from, but they only sell 2 brands. Shinco, which has the inverter technology (this is what I am leaning towards), and Air-con. Anybody here have either of these brands, and what are your reviews?

Also, what is the best way to find someone to install the unit?

No way to tell if they will work with out a heat load. I have never heard of those units.
