Mini split heat pump for auto shop warehouse style building

We have pc repair shop in an auto shop building with single garage door. It is 1250 sq ft with 22ft high ceilings and brick walls with concrete floors

We just got done insulating the garage door with a kit from home depot

We have a back room, an office and a main area

The office is enclosed and has 2 windows, the back room simply has a wall around it with a door but no ceiling

I was looking into the 4 ton mitsubishi mini split systems as i was told i would need at least 4 tons to keep the unit cool and heated

Since its getting very cold i was going to just buy some electric heaters but figured i will then have to waste more when its very hot so the mini split heat pumps appealed to me

I would probably go with 3 units 12000btu in the back room and then 12000 and 12000 in the main room and maybe a small heater for the office

I was looking at panasonic and samsung but their outdoor units only go up to 36k for multi zone or 48k for single zone

The mistubishi has 54k with up to 8 zones so it has 4 tons already and allows me to include several indoor units

Why are the units advertised as say 42k btu but the compressor only supports 34k btu??

3.5 ton is the largest indoor unit you can get
