Need help on buying an AC unit

Im about to purchase a new home, but the ac and heat exchange isn't included. The house is 2100 sqft, 2 story, 2 car garage. Garage is included in the sqft. Average temperature here is 85 degrees so what kinda of ac unit am I looking for? If you need more info just ask.

Might as well have asked what fish to buy for next Friday's dinner.

The very first thing that you need is a heat gain calculation done. This is a room-by-room assessment of your home to determine where the outside heat will enter and how much will enter. It will take a skilled tech about two hours to do this UNLESS he/she has done many homes similar to yours in design and construction. If your new home is part of a development with many homes of similar style and construction the builder or HVAC subcontractor will most likely have this already.

Generally the garage is NOT air conditioned so the area of the garage is of little importance. What MAY be important is if there is a living space above the garage as builders often skimp on the insulation between a garage and upper area living space.

For optimal energy cost savings, it is important to have your home's energy efficiency evaluated & have the cost effective work completed before the room by room heat gain & heat loss calcs are performed.
