Zone Controller that has a certain functionality
I have a single stage furnace that I would like to zone. One zone will handle the basement and one zone will handle the first floor. Does a zone controller exist that will only service one zone at a time and if the first floor zone is calling it will satisfy that level before the basement?

What you are asking for is a two zone control system with priority. The first floor would take precedence. I've seen problems with these units. With only one zone operating the furnace can run too hot.

Is this something you are wanting to install or are you going to hire the job out ?
Houston, the forum pro, can offer more info on this type of system than I can.

I want to do some myself and hire some out. I understand I will need a bypass to keep the furnace from running to hot

What is the bypass going to dump into?
If it is back into the return air the furnace will see some high temperatures.

Since the bypass would only be needed when the basement zone is running, I can dump into the basement.
