Home AC exterior is disintegrating

Hi, we've been having some problems with this AC unit for awhile. I was outside today and noticed for the first time this brown/white residue at the bottom corner of the unit's exterior.



This unit runs and the fans spin but the air is not as cool as it should be if at all. What is the cause of this?

It's dog urine. Seen it many times.

Damn! Note. Put wire cage around my new condensing unit!
