I recently moved into a brand new house. I noticed water dripping from the secondary drain on my HVAC system in addition to water dripping out the primary drain. The heating and cooling company sent someone out to look at it. They said that the p-trap in the primary drain line was probably partially clogged, making the primary drain not able to keep up with the water flow. Their solution was to remove the p-trap entirely though instead of just clean it out because they said it could get clogged again and wasn't necessary. Now there is just PVC piping routed down to the floor where it sits about an inch above the drain. My question is, is the p-trap really not necessary? If not, why is it needed? Could damage to the HVAC system occur if it is not installed? Thanks for any information you can provide. My A/C is a Lennox Merit 13acx and the furnace is a Lennox ML193UH.

I have a 2600 sq. ft. single story office building which currently has 2 dual furnace/conditioning units on the roof which each heat/cool part of the office. I only use one of them. Con Edison, our electric company, recently started charging us double because they said we use too much electric... about 1100 kilowatt hours per month. This is just a small medical office... no MRI machines or fancy equipment. Just the doctor, the nurse and the girl at the front desk writing prescriptions and doing checkups. This situation is just nuts... $580/mo. year-round for electric for a small office. My question is... what SHOULD I do to heat/cool my office? Solar? We're in NYC so I'm worried we don't have good enough sun and snow and leaves will cover the solar panels on the roof. Oil? The middle east instability must have prices always skyrocketing... Gas? Steam? Should I just be putting individual controls in every room? Right now the sensors don't work so we always leave the fan set to "on" but I've heard that doesn't waste so much electricity. An HVAC guy was here once and he commented that if we insulated the exterior walls and roof better that it would make a difference. We're a brick building with only 2 small windows so I don't know how much of a difference that would make. I know insulation must pay a fortune like kitchens and bathrooms because every guy who comes in immediately asks if we would like to buy insulation... they don't know what we have or don't have... they come in to fix the toilet, whatever, and are like, "Hey, by any chance do you need foam insulation?" So I don't trust anyone who sells foam insulation... whatever... tangent. Help!
