A/C maintenance checklist

Hi

could you please help me to make a maintenance checklist?
when we go to customer's home, we can fill out a checklist to be sure nothing is forgotten.

IMO, The Home & ductwork system are key parts of the HVAC system & should be at the top of the evaluation list. If they are not energy efficient nothing else will be...

Then make the rest of your list.

This is a DIY board so you may want to go over to HVAC-Talk: Heating, Air & Refrigeration Discussion

Many lists already out there. You have to decide how much effort you want to do. (e.g. putting a coat of wax on the outside unit) Then there are a bunch of arguments pro/con about putting gauges on a working system. There is actually someone that insists on recovering and pressure testing every year for automotive systems.

If you are servicing the system for top efficiency for the owner; those two things are at the top of the list of your step by step servicing. Ignore those two & the rest of your step-by-step won't get you where the system's performance for the owner needs to be!

Replacing Air Handler; Addt'l cost to get "Up to Code"

Last fall our AC stopped cooling and when the technician checked the unit, he said it needed refrigerant so he added it and it worked fine for about a month. We had him come out again and this time he said the coils were leaking and needed to be replaced. He quoted a $1500 to replace the coils. Since then we purchased a home warranty and had them send another AC company. Their diagnosis was also the coils but said the warranty company would insist on replacing the entire air handler. The warranty company agreed to cover the price of the air handler but not the "extra" material/supplies as follows: 13 lbs R-410 @ $45/lb $585 42x60 drain pain $275 Heater stands x 3 $225 Aqua Guard Elec shutoff $145 Primary drain line with ball valve & clean out $225 Seal System w/mustic $250 less $250 paid by home warranty = Total $1455 My question is does $1455 seem reasonable out-of-pocket costs to replace the air handler with home warranty coverage? Just wondering if it would cost me about the same to cancel the home warranty and just pay the entire cost myself. The home warranty costs $500/yr. Also I currently have a Lennox air handler and the new one would be a Payne with 5 yr warranty. Is this a good brand? Thank you!

A/C Condenser fan issue.

The weather got unusually warm the other day and when I got home I noticed it was warm in the house. Thermostat said it was 79 and A/C was on and set to 73. Went outside and unit was humming but the fan was not turning. I assumed it was the Capacitor. Replaced the capacitor and turned the unit on and it did the same thing. This time I used a screwdriver to give the fan a push and it started, but doesn't appear to be going as fast as it should. Turned the unit off and on several times and the fan starts on it's own now. Being curious, I took the new capacitor out and put back in the old one and it runs just like with the new cap. I'm thinking the fan motor is going bad. A few years ago a repair tech told me that the fan motor will soon need to be replaced but I thought he just wanted to make some more money. Any ideas?
