Split System Recommendation

Hello,

I live in Washington DC and am currently in the process of turning my basement into an inlaw suite/rental unit. The basement has it's own entrance and is separate from the rest of the house. The total sq. ft. of the basement is around 480-500. The basement will be one bedroom one bath one a common area and full kitchen. I did not want to rob my current supply line which provides area to the main and upper levels of my house so I wanted to install a single or duel zone system.

My question is what size would I actually need and should I use just one wall evaporator or two (One in the main area and one in the bedroom). The bedroom is around 10ftx10ft with a walk in closet connecting to it. The main area with the kitchen and living space is 15.5x16ft. The basement will be framed and insulated. I'm concerned if the bedroom door is closed an evaporator in the main area would not heat and cool the bedroom but I'm not sure if this would be true.

I saw this unit which has a 20k outdoor with 6k + 6k indoor. Would this be good for my space or should I just go with one evaporator?

20 K would be to big. Find something that is 12K.

I'll take the 6k + 12k option. at least 6 + 9 on a smaller outdoor unit.

So 6k and 6k is to small it sounds like. 6k would be fine for the bedroom but I'd want 12k for the living room?

The above link is a 6k and 12k option. I know you don't want to go to big so the system stays on the correct amount of time and eliminates moisture in the room. Is 20k outdoor to large which is what comes with these systems. The earlier poster mentioned 12k but I haven't seen anything that low. It looks like the lowest Mitsubishi outdoor I am seeing is 20k.

20K is fine if you want 6+12 inside.

Thanks clocert. So 6+6 you think would be to small. And just one 12 probably would not be sufficient for getting to the bedroom. Someone told me just to get one 12 and it should heat the whole space but that did not seem logical to me.

As you mentioned, if the bedroom door is closed, the cold air won't get in there. Even the door is open, the temperature will still be different inside the bedroom. So, 2 cold air input will be much better. The area is not big, so either 6+9 or 6+12 will do OK. The outside room is about 400sf, 6k is a little too small for that size of room.
