I just purchased a 3-unit rental property that currently has a single gas hydronic boiler and cast iron rads. It's on the older side, needs maintenance and has only one zone for all 3 units. I'm considering getting rid of that whole system and replacing with 3 separate ductless mini-split systems. My reasoning: * Each unit gets their own heat control (more comfort) * Each unit gets AC (higher rent & more comfort) * The tenants can now pay for their own heat & AC (less expense for me) I do plan on getting a pro in to do the spec and install since it's new to me, and 3 systems will take me way longer to install. But I'd like to have a good understanding of the details. [B]Apt A[/B] downstairs: 400sq ft - kitchen/eat in kitchen & living rm upstairs: 270sq ft - 2 bedrooms, bath & tiny hallway [B]Apt B[/B] downstairs: 280sq ft - kitchen, bath & tiny hallway upstairs: 409sq ft - 2 bedrooms, extra rm, tiny hallway. [B]Apt C[/B] studio - 230sq ft - 1 room, bathroom [B]Questions:[/B] * Is this a reasonable plan? * I'm thinking 2 heads for A & B, one upstairs & one downstairs * The upstairs units will probably go in the hallway, blowing down the stairs. Otherwise they'd have to go into one of the bedrooms, which I'd imagine is not optimal * Would you do a head in each bedroom? (3 units per apartment) * Would you add electric baseboard in the bathrooms? Thanks in advance for any suggestions! -Mike

Hello, I hope yall can help. Im having an issue with my compressor fan and I dont want to get taken advantage of because I have an older unit. The Unit works but the issue is the fan will only run for about 15-20 min then shut off, however the compressor keeps running. I first noticed this issue on my old fan motor which locked up, after oiling the shaft I re-installed it while waiting for my new motor to arrive. It ran fine, spun freely and all was good for about 15-20 min then it would stop and the compressor would keep running, of course the unit would get really hot. So I ended up shutting it down for two days to avoid damage. Installed the new fan (with matching specs to the old one), with new dual cap. Same issue... Works for 15-20 min then shuts down, if left alone it will re start after about 20 min. Any help would be appreciated, anything I can find online thats similar to my issue says the motor is bad, but mine is brand new.
