Issues with thermostat

Issues with thermostat

It has been hotter then normal and our ac started to act up. Had the coils checked had the freon checked. Had the ducts checked. Still seem to be having an issue. If the air is set at 78 and we turn it down to say 77, within about five minutes the thermostat will then says it's 79 in the house, if you wait still sits at 79, but within five minutes of turning it back up to 78 the thermostat will once again read 78. Is this a thermostat issue or could there still be something up with our ac. We also bought a thermometer and it says a different temp then the thermostat most of the time is always higher.

You said your A/C is starting to act up. Is that it..... the one degree difference at the thermostat
Set the stat three degrees below room temperature. Does the house get cool ?

Thermometers don't always agree and a degree off here or there is nothing to worry about.
