Figuring out the right AC unit to get in terms of BTU, room-size and dB levels
I live in a top-floor apartment in a European city that is getting hotter every summer. My current portable AC unit is dying out and I need a new one.
Narrowed down the options but can't understand the small differences between them, would love your input.
The room in which it will be used it roughly 32 m2 in size (~350sqft), and in July-August the temp inside goes to 35°c (~95°f), my old AC unit can take it down to 32°c (89°f) after 2-3 hours of working.

I have the following options:
Option #1
BTU - 13,000
Cooling air volume - 280-380 m3
Nominal cooling capacity - 3.5 kW
Cooling sound pressure level - 48-52 dB
Cooling sound power - 65 dB
Option #2
BTU - 12,000
Cooling air volume - 355-420
Nominal cooling capacity - 3.5
kW Cooling sound pressure level - 50.5-52 dB
Cooling sound power - 63 dB
So my question is of course which of these should I get? they seem almost identical.
Also, what is the impact of the difference in BTUs?

If the statistics are provided by the manufacturers and they are not different models from the same company then I would move to another criteria. The differences in numbers could be from differing ways of measuring. If so, move on to reputation, warranty, price, aesthetics, or gut feel.
