Big Time Renovation, Need some Help

Hello everyone,

I am glad I found these forums because I am moving into a small house on an island, great location, great fishing. The place is a great deal, although the guy who lived there mustve been a serial killer or something because it is beyond trashed. I will provide pics when I start the move in process on saturday.

So anyways my landlord told me that he will buy any material needed, and anything we want to do to the house and if I do the work he will take off rent for the time worked. I am pretty handy, although I have not taken such big projects on by myself before.

SO, the house is completely trashed, I am going to have to Sand and revarnish the floors(nice wood floors), paint the walls, replace the tub, toilet and sink and a lot more things.

My question is in what order should i start the process with here? Are you supposed to Sand the floors first and then paint? Or the opposite, what is the order of things when renevating a home? I figured I would sand first because it makes so much mess and then clean, varnish and then paint. Then someone told me you always paint starting with the ceilings first then sand. If anyone has any suggestions or professional advice I would really appreciate it. I will be posting some digital pics so you people can see how disgusting it is before then after when its nice.

DF2006,

Do your painting first, your floors should be the last thing to do.

By the way, sanding of the floors does not create a mess when using the right equipment.

Thanks for the info Doug, I will call to see if the rental place has the machines that don't make a mess. Pics on Saturday
