twisted main beam

twisted main beam

I am selling my house ,the buyer sent out a home inspector who found that that the main beam in the crawl space was twisted. Can this be fixed without replacing? (This is pier and beam)also one of the piers is tilted, what can be done about this.
Help, I don't want to lose the sale.

Without seeing the beam, it is hard to say whether it must be replaced or not. It is very difficult if not impossible to straighten a beam in place.

If your pier is tilted, you have a definite structural problem with the footing and it should be replaced. This could have have been a cause of the beam distortion. You have lost support of the footing and pier, which could have shifted the load to othe parts of the structure. - Do you have any settlement or is there just distortion?

Have an engineer look at the pier and come up with a new design that will work for the soil you have. At the same time, he can give you a recommendation and options regarding the beam.
