Basement Finishing

I am refinishing my DRY basement. Up here we had 6 + feet of snow this year which has mostly melted, and nothing .............

Anyway I will be using the steel 25ga 2*4 studs set about an 1 1/2 from the wall, then R11/13 then 6mil poly and my 1/2 dry wall
I'm leaving the block wall alone, no sealer....

1) In one area I have a sewage pipe on along the wall, this will cause the new wall to be set off about 6 inches from the block wall. Is there any problem with to much of an air space ?

2) The basement will be heated only when in use, will I have any problems with the existing insulation thats under the floor rafters
for the first floor. I am currently split between a dry wall ceiling and a drop ceiling if that makes any difference (whats your preference)

build a closet around the pipe

Have you considered building a closet around the pipe? I did that around my incoming water supply pipe.
Or making that wall 15" deep and making the whole wall one big closet? Neighbors did that and it works great for them. You don't really miss the floor space and the extra closet space is real handy.

Unfortunately a closet would not work in that area, it would cut into floor space that is used for a walk way, also the pipe runs for about 16 feet and drops about 2 feet in elevation. So the question is will that extra air space present a problem.

I suppose I could build a wall upto the pipe and then a sofit around the pipe but what would I gain ?

Anythoughts on the ceiling issue ?

1/2" clear from the new stud wall to the masonry wall is more than enough.

no problem with the air space

That extra air space won't be a problem.

As for the ceiling - You shouldn't have any problems there either.
