Important old frame question

Lightbulb Important old frame question

I have very urgent and important question that I am desperately seeking answer for. I have basement partially framed. It was frame probably many-many years ago and the stud nailed to concrete basement floor is not pressure treated. what can I do to adhere to local code without disassembling the frame? Can I insert aluminum or other plates between the stud and concrete to isolate it from concrete surface? Any advise would be greatly appreciated.

agalkin,

If you have a sawzall (reciprocating saw) you may want to cut the nails that attach bottom plate to studs and then insert new W/T plate. This is the best way as you probably have concrete nails holding down existing plate. Toe nail studs and use masonry nails to attach to floor. Metal is not really going to do it if nails are in the way and the inspectors may frown on that application as it is going to create problems.

It would be very difficult to do. There is another horizontal stud nailed to the first one which is screwed to the concrete floor with anchors. I still don't understand why I can't insert aluminum or some other metal plates beneath the bottom stud. This would isolate the stud from the concrete floor surface.

agalkin,

I would recommend getting approval from your local building official before trying to do a insertion of metal. The standard wood must not be in contact with the floor at all. I don't see how you are going to be able to insert metal with assurances that it is TOTALLY isolated.
