leaking window well
#1

Hello. I am struggling w/ a slightly wet basement. I constructed a house last fall and it has window wells. I live in Minnesota and the house has a drain tile system w/ a working sump pump. The problem is that after a heavy rain, there is a wet spot on the floor coming from under the window well. There is rock and drain tile in the window well. Recently I put a garden hose down the drain tile in the well and all was fine...water went through drain tile and to sump basket/pump. I also put the hose on top of the rock and let it run...that also went fine, the water went through the tile and into the basket/pumped out. So I am trying to figure out where this water is coming from and how to remedy it. Any suggestions???
Thanks so much in advance!

Patty,
My brother lives in St. Louis Park and he called me with a similar problem at his egress window unit. He advised me on all the rain within a short period and I was amazed. 6 inches in 2 hours!
He said that no water came through the floor/wall joints but he did notice that water had gotten the drywall wet at the window sill.
He also has a gravel and drain in well. This worked fine with a garden hose but 6" in 2 hours is alot of rain!
I could only suggest getting a properly sized window well cover to place over this. His well was installed with a sealer where it meets the concrete so the excess water had no place to go but up!
I doubt you would have any problems if this was done as long as no water infiltration is at the window location or foundation.
Hope this helps!.
