Question Attic ventilation fan question

I live in Tampa,FL.As you know it gets very hot here! I currently am renting a 2br/1 bath duplex.It has a electric powered attic vent system.Just recently the motors bearings failed and I had to turn the power off to it.My landlord says her maintenance man says that there is no need in replacing the motor and the attic should vent properly without the motor;is this true? If not,what can happen if the attic vent motor cannot run and extract the air?

Higher cooling cost, reduced live of the shingles. Sounds like they need to find a new fix it guy because it sounds like he is lazy. Most lazy people I have found out over the years do not do good work.

He's right.

I've heard conflicting reports about the indoor temp. benefit of an attic fan, but I don't see how it can fail to help the A/C.
I guess attic floor insulation can reduce the benefit but you still have the shingle life issue.
It's in her interest to replace the motor but it is a nasty job in the summer. New fan >$50.
