Waterproofing brick basement wall .. best product out there!
Hello,
I have an older townhouse with an unfinished brick basement. The walls at the 2 end of the basement are sort of always wet and develop mold which I clean up couple times a year .. I like to know if there is an water proof sealenat that i can slap on the brick to block the water ... ?
Also, the walls have been painted before and I would like to know if whatever waterproofing stuff i get will stick on top of the old paint or whether i need to strip the paint off.
Thanks.

no, there isn't - waterproofing should have been done BEFORE the structure was backfilled,,, there ARE materials you can apply which will prevent moisture/water from entering however they're always temporary,,, besides, just because its not penetrating the last 1/4" towards your eyes doesn't mean its not soaking the part of the brick you cannot see,,, eventually water WILL run downhill & try to seek its own level - even if it comes UP thru the floor
we treat these in sub-grade spaces in atl by digging to the footer - installing a sump & pump, applying a waterproofing coating to the walls/footer, installing miradrain, & backfill,,, do it right & you'll not have water running along the common walls & coming in further back.
should you decide i'm full of ****, xypex or prosoco's silicone siloxane will work temporarily if you just want to sell, get out, & let your atty handle it then
ps - remember, your neighbors need to do the same
