foundation crack

foundation crack

Hello All,

I am considering buying a house in Northern California, but the inspection has noted several cracks in the foundation, viewed from the crawlspace:

"[CR] Vertical crack(s) noted at the front & rear foundation walls. Cracks were approx 1/8-3/8 at the time of inspection. Epoxy repairs are recommended."

"The perimeter foundation (where visible) appeared to be in functional condition.
There were foundation anchor bolts visible. These bolts connect the top of the foundation to the wooden mudsill and are important for resistance to movement during an earthquake. In general, the size, location, and spacing of these bolts are consistent with Code and the standards at the time of construction."

Do you feel these cracks are a cause for major concern?

The house was built in 1947 on a hill (not very steep).

appears to be a conc bsmt wall,,, i'd think stitching dogs & a flexible epoxy would be suggested - major ? no, not if i liked the house
