What is growing in my crawlspace

What is growing in my crawlspace

Hello,

I just purchased a new construction home about 30 days ago. Today I notified this on one of the beams. Does anyone know if it looks like mold or a fungus?

Not a pro on molds and such but that looks like a fungus, same family as mold, I think.

If you have a dirt floor in the crawlspace you will need to cover it. Related link below.

You purchased it 30 days ago, but is it an older home. If brand new I would be going after the contractor, serious moisture problem.

Is you crawl vented or sealed?

Its a new home with a sealed crawlspace.

What do you mean by "sealed"?
How is this crawlspace constructed?

A crawlspace should have some type of air exchange and a way to keep moisture from the floor from affecting the space.

It has spray on foam on the sides of the crawlspace and one vent from the HVAC unit that supplies air. There are no vents that lead directly outside.

Have you discussed your findings with your builder? He has to warrant the house for 1 yr.

What is on the floor? If it is a dirt floor they are noted for adding gallons of water to the air every day. Once sealed from the outside and from below it can then be conditioned like living space and have no problems.

Now, if it is sealed/insulated AND the floor is already covered with a plastic barrier, then we will have to look at the air and temperatures down there.
