Crawlspace drain and holes in foundation questions
Pretty clean crawlspace in good shape but upon inspection I did notice 2 dead mice (appears long ago). Other than than no signs. I suspect they may have fallen through the crack in the crawlspace cover and had no way out. Other than that, I noticed 3 holes in the foundation and was wondering which should be completely sealed or some type of grate put in place to prevent rodents, or perhaps nothing at all. No clue what the point of this is. It looks like a drain with dirt pouring out. Could it be a drain that got damaged and dirt made its way in and I should fix it? If not what would it be for, or is this useless and I should completely cap it off? I'm guessing this is the water line coming in but not sure. Perhaps the dirt pile has existed when it was built not sure. Is it normal for builders to leave it like this with dirt pouring through and not sealed? Or is dirt just coming through over time? Is this a rodent concern and should be plugged up as much as possible? Appears to be a normal drain. Since it seems like a really bad idea to cap it off, should I at least have a grate of some sort to prevent rodents? Or it this typical to leave it wide open?
Are those pictures taken from under your house in the crawlspace, and not outside your house? And are those holes below grade?
You don't want anything draining into your crawlspace, or entering your crawlspace. I would cap all of them if possible. Two appear flush so cleaning them out and filling with expanding foam would be an option.
I suspect they were installed as a pass through for construction.
Yes all pictures were taken from under the house. All holes are below ground level. The only concern would be capping off the white pipe sticking 4 inches into crawlspace. If I plugged that, there would be no drain out of the house..assuming it actually drains. Guess I could take the hose down their and put it in and make sure it does drain.
Here's a shot farther away from foundation. It looks like it is above the footer. Here is the drain out. Looks like that has dirt coming out as well.
You may want to consider getting an estimate from a company that encapsulates crawlspaces. They could give some advice on how to improve the area.
From what little I can tell from pictures, that black pipe exiting the crawlspace is your sewage. Dirt is collecting under the pipe exit in the foundation, and I suspect water is coming in there also.
The black plastic vapor barrier is covered in silt. But I don't see water lines on the foundation walls or framing footers. Insulation looks intact.
I'd recommend a sump pump at the low point of your crawlspace. A crawlspace dehumidifier is something to consider also, but you would need to seal your crawlspace for it to do its job.
I have a wide span for the ceiling ductwork in my basement . The clear span from edge to edge is 60". The supply and return are butted tight against each other and I do not have any room between them for additional support. I am planning to drywall it and am concerned about it sagging while maintaining maximum height, currently 84". I don't believe flat 2x4s could carry it. What could I use/how would I be able to span the 5'? Any suggestions re appreciated and thank you in advance!
