Efflorescence on Basement Walls

Question

I have a 65 yr old poured concrete basement with no cracks in the floor or walls, and there is never seepage of water.

My problem is that there is a powdery white substance in several areas on the basement walls which, when you scrape it away, some of the concrete beneath crumbles away as well. This is only on the basement walls, not on the floor. It is happening in places here and there on all four walls. I have been told this is happening because of lime in the concrete. There are no trees or shrubs growing up against the house.

I plan to be in the house 5 yrs or less--is there anything I can do to the walls to repair them? I do not plan to finish the basement--I only want to paint the walls and floor.

Sealing basement walls

You could seal the walls with a couple coats of masonry sealer.

Would this solve my problem? Or would that also start to crumble after a while?

Try contacting someone in your area that supplies masonary cleaners... There are various products out there that will clean and seal masonary walls.

A local brick supplier should be able help you find out where to locate the correct products...

Sure Clean is one company I know which makes masonry cleaners.
