Unhappy Clogged drain pipes??

In the northwest corner of our basement, we had water coming in. We tore out the paneling and removed some of the studs. We brought in a pro to seal the cracks and check the footings. Next rain, we still had water coming in. He came back and patched some more. Still got water coming in.

One day I was home when it was pouring out. My window well was filled with water. I took my shop vac and started sucking out the water. It was coming in through the big black drain pipe. I would stick the hose down the drain and suck up the water but it would fill back up again. This window well is under a deep eve and behind some evergreens. The dirt around it does not get wet. We installed double down spouts on the gutter at the corner and extended them well away from the house.

The flower beds around the house do not get sopping wet and the grade is going away from the house. The only thing I can think of is somehow the water is being pulled into the drain pipes and filling up the sill. Is this possible?

Any suggestions on what I can do about this? My basement is torn up and we cut out the carpeting in that corner. Do we need to dig up and replace the drain pipe?

Window well fills with water

Water fills up in my basement window wells and then runs inside. Help!

You need drains in the wells. Either the soil won't drain or the groundwater level is so high that there is no place for water to flow. In either case, dig a drainage ditch underneath the window well and install drainpipes that are sloped to carry the water away from the house. Clean out the well at least 6 inches below the window level and backfill with small gravel to within 3 inches of the window ledge. Caulk any cracks or openings around the window. Make sure downspouts carry water several feet away from the house. Frequently Asked Questions - Basements. ImproveNet. Retrieved 16 June 2002. http://www.improvenet.com/adviceandr...ents.html#help

I thought that was what those big black pipes were in the window well. Those are the ones that keep filling up with water and I keep draining them.

My question was, can these get clogged somehow and cause the water to be pulled back into the window well. Do I need to dig these up to see why they are doing this or just make new ones?

Drainage in window well

If drainage pipes are not properly installed and sloped as instructed above, you will tend to have problems. Clean out the window well, properly place the drainage pipe to slope away from the house out into the yard. Back fill the window well with gravel, keeping the gravel below the window. Keep window well clear of leaves and other debris that may interfere with proper drainage. If you have heavy clay, you might to run the drain out into a pit of gravel deep in your yard. Make sure the drainage pipe is long enough and sloped 1" for every 4'.
