70A-T 1/2" TEMPERING VALVE 120-160F

Would this have anything to do with having very little hot water? After about one minute the hot goes to lukewarm and then may heat up a little in five minutes. You never need to mix any cold water. Thanks

Yes it certainly could be the culprit. The element can & does go bad. It sounds like yours may be stuck where it feeds too much cold.

Tempering valve

The insides of the valve can be replaced at about half the cost of a new valve.

Grady, I want to thank you for your help. I found the valve at Home Depot and just replaced the insides and that was all it took. It was only $27 and well worth it. You saved me a call to the plumber(not that I minded) and a few bucks, again thanks a lot.

Does the brass part need to be changed . it seems that i can easily replace just the insides. but when buying it i can only find it with the brass for about $40.

By "the brass part" I presume you mean the valve body which attaches to the pipes. If that is correct, no, you do not normally have to replace the entire assembly, just the inside.
