Too Cold!!!

In the house I live in, there is a LAARS Mini-Therm ll Hot Water Heating System installed. This system is appearantly not functioning properly. The pilot light is working, and the psi gauge reads 20. The temperature, however is never stable and rarely rises above 140 before rapidly dropping to 70 in a matter of minutes. this is regardless of how high the thermostat is set (currently on 80 on both floors). The radiators and the pipes are all lukewarm at their highest levels. I am clueless as to what steps to take. Any suggestions?

About all I can suggest it finding the temperature control on the boiler & turn it up to at least 160. As far as knowing what it looks like or where it is, I''m afraid I'm not going to be of much help. If this is a rental, I suggest you contact your landlord before doing anything to the equipment.
