Weird heating problem

Weird heating problem
SPECS:
amateur plumber (me)
3 zone gas baseboard water heater
circulator pump hot
pressure is at (around) 12
Problem 1: No Hot Water (luke warm)
Problem 2: (the weird one) 2nd floor is getting heat, basement is getting heat, 1st floor, well, for some reason not all rooms are getting heat. 1st BR, kitchen, and bath are getting heat. 2nd BR and LR no heat.
Before I call the heating guy just wanted to check with you guys first.

Is the boiler keeping the water hot enough? The water temp gauge should be around 180 degrees. Could be your boiler is running out of hot water during the heat cycle which is why your domestic water isn't hot enough.

need more info on the boiler. what make/model, how is the hot water heated (e.g., tankless coil, indirect, etc.).
if you really need to be walked through this, then pictures of the near-boiler piping, valves, controls, etc. are essential.
sounds like an air problem.
