Fixing older foundation

Could someone please tell me what is the best way to fix or patch the foundation on an older home? It's over 100 yrs old and the cement is starting to come out like sand.

When you say "the cement is starting to come out like sand", so you mean it's coming out around brick, rock or something like that, OR do you mean a solid concrete wall is crumbling ?

Sorry! Yes, I would say that the cement is coming out from around the bricks. The foundation was at some point painted and if you push the paint covering the cement it is soft and in some areas it is falling out. It's the same way in the basement.

You have lime based mortar.

In the "they don't build 'em like they used too" days ( THANK GOD )

they didn't have Portland cement and used hydrated lime with sand as the mortar and it does not set "hard" like portand cement mortar. You can scratch the stuff out, and if it gets wet and dry enough, it will just crumble out on it's own.

Tuck pointing with modern mortar is the standard practice to cure it, but it SURE is a PITA. ( pain in the ..... ).

Installing pre-cast concrete stone

I have a brick fireplace in the living room that I would like to cover with pre-cast concrete stone. The brick is a rough finish (Exterior) with a floor level tile hearth. What prep work must be done to the brick for the vertical pre-cast stone installation and what type of morter would i use for the job? I plan on putting a single large hearth stone in a morter bed over the tile hearth.Read More

cost of retaining wall

Hi, I'm in the process of buying a house and need to account for a few ( read many!) fix items. The house sits high on the lot with the ground sloping down to the sidewalk on the one side. It was stated in a previous inspection report that a retaining wall need to be built to prevent further erosion. The ground height from the sidewalk to the house level is about 12 ft at a reasonably steep grade. The length of the wall would be about 130 feet and would need to be around 4 ft in height. I'm not sure about materials ( wood or stone/concrete). any ballpark estimates of what this might cost?? We might also put in a driveway on that same side, which could provide some backfill for the wall. any information or guidance would be appreciated! thanks, baronRead More
