Unhappy Bricks flaking off chimney

Hi. I am stumped in upstate NY. The bricks on the chimney have been flaking off for a few years. I am finding 1-3 inch pieces on the ground around the chimney. They appear to from all 4 sides, and upper and lower sections, so I can't find any pattern to the deterioration. The house is 20 years old. The next door neighbors have a similar chimney (at least it looks similar), also 20 years old, but no problem at all, so I didn't think it was freeze-thaw problem. Also neither of us does any sealing or maintenance of the brick. Any thoughts?

Some Bricks just weather better then others. Does your neighbor seem to have the same Brick on his Chimney? It's hard to say why your Chimney is failing and your neighbors is not. Could be the Cap was put together poorly and is allowing moisture to penetrate into the structure. Many factors could be at play here.

The brick on his chimney probably are made of a more dense material than what yours are made of, or perhaps his brick were round jointed ( referring to the way the mortor joints were treated after laying) and maybe yours were raked back in allowing water to accumulate in the joints and when this water froze simply expanded and sheered the face of the brick.

As stated to you before many reasons and varibles are at work here you have not given enough info to make a proper assesment.
