Brick house with brick addition

I am looking at a house to buy. It is all brick with a brick addition on the back. I noticed that on the addition, the brick has separated. The owners chalked a line across the brick from the left to the right side directly under where the roof comes down (in line with the tops of the windows and doors. Also on the left side, the brick is separating as well as down the middle top to bottom.

Could this be a foundation problem and if so, how much does it usually cost to get it looked at? to get it fixed? and does the seller or the buyer usually pay for this?

It depends upon too many factors to diagnose from your information.

The sales contract is whatever you offer and the seller accepts. I have done it both ways. That is, I bought a house that needed foundation work, as outlined in my inspection and subsequent foundation inspection, and elected to bid the house at my price less cost of the repair. They accepted.

Another, I required a signed off warantee on the foundation before closing.
