Cinderblock chimney deteriorating

Cinderblock chimney deteriorating

I'm pressure-washing my house to get ready to paint and large chunks of my cinderblock chimney are coming off with a small amount of water pressure. The paint is also peeling over the entire area. Three questions: What is causing this, what should I do to repair it and how do I prevent the problem? Thanks for any advice.

I'm assuming there is paint on the chimney. You can repair it with mortar. If this chimney had a wood/coal stove hooked into it. Replace chimney. It would be wise to get a chimney video scan to see if there are cracks in the flues. If the chimney Has no flues replace it.

Yes it is painted, and large pieces are coming off. Do I apply a coating of mortar to the exterior surface? What about painting it? FYI- the chimney is now used for venting a gas fireplace.
