Mortar cracks

Mortar cracks

Here is a house in Texas that I am looking at. Major crack in one side without noticable cracks anywhere else (3rd pic is opposite side of the house). No major cracking visable anywhere on the interior or along exterior foundation. History of repairs/symptoms is unknown.

Given the pooling under the problem area I am inclined to make an uneducated guess of slab leak. I am looking for a more educated guess. Any thoughts are appreciated. I am still pre-inspection at this point.

It looks like a shrinkage crack. Green concrete brick are bad about that.

Thanks for the reply Tscarborough, so more of a masonary issue than foundation in your opinion?

Yes, if it was a foundation issue, it would crack through the brick, plus that usually happens at the corners not the middle.
