foundation surface concrete flaking off

foundation surface concrete flaking off

What is causing this condition and how can I stop, prevent and rectify the situation. The house is about 40 years old and the condition has been noticed for about the last 10 years.

I'm no expert on this subject but it looks to me like the foundation was "parged" with a cementitious compound and after all these years it is breaking away from the foundation. Parging is mostly a cosmetic treatment. https://en.wikipedia.org/wiki/Parge_coat

Furd,

You're absolutely correct. I did the parging. But that was after the original surface started to flake off. So I guess I just need to do it again. I was hoping to apply a treatment that would smooth out the concrete at the ground level and several inches above that.

if replacing old parge coats, use polymer-modified skim coats for best results,,, you can even color it
