Masonry Wall Corrosion

Masonry Wall Corrosion

There appears to be a triangle-shaped pattern of corrosion coming out of the ground. I've also attached my neighbor's backyard and you can see the sprinklers are adjacent to the wall we share but his side, for some reason, is spotless.

Can you tell what's causing the Corrosion?

It no doubt has to do with vapor drive when the sun hits the wet CMU wall.
