Hi, I noticed paint coming off randomly on a spot..and realized it is on a "line" or crack that comes from the corner. I do not see any visible water damage or leaks, how do I repair this? (DIY) if not, Is this something a regular handyman would do? Suggestions? see pics.
Thanks!
A handyman would probably only do a cosmetic fix. Looks like your bricks /blocks behind the parging are broken so you probably need a Mason. Course, he might just do a cosmetic fix too... which won't last long. Broken blocks should probably be replaced. You might have water getting into that wall from above the gutter, or from a leaking gutter miter. Until that leak is fixed its likely going to recur.
The gutter might need to be removed. Step one is to get on top and look. Or post a photo. Put a hose up there, turn it on and see if it drips at the miter.
No drip at the miter or anywhere from the gutter after 10 minutes of full, solid hose in there. I've seen some minor cracks in that corner since I got the house in 2009, but don't have pics to compare. New roof is from 2013, paint is from 2015, and only showed crack now (2023). This seems to be a very slow development,There is no signs of water in the room inside nor the attic. Could this be an old crack from the old roof or old leak that is slowly evolving being exposed to the elements on the exterior side or?

And you haven't had any hurricanes in the past 7-8 yrs or so? The one under the clay roof tiles looks like it has been patched before (cosmetic patch) hard to tell if the other one was patched. So if you don't mind keeping an eye on it every few years, yeah a handyman could probably patch those cracks again. Yes, they are probably old cracks just showing up again. (Provided no hurricane that might have pushed or lifted the roof)
A gutter miter doesn't usually look like that from underneath unless there's a leak so my guess is that maybe your hose just didn't give give it enough water or get deep enough... maybe your gutter is getting full during heavy thunderstorms... with way more water coming off the roof than just your hose puts in. But its good you tried it... I also notice that the downspout on there now is only 2x3 and it could easily be changed to a 3x4 downspout so i would recommend you do that at the same time your handyman or Mason comes. It will move 2x the water and there will be less chance it could ever overflow. A handyman could change the downspout to a larger one... no gutter guy will want to mess with that small of a job.
yeah, I noticed the patch too, its old. it was there when we moved so no Idea. We did not a hurricane here impact directly, not since I live in Florida (2005) House is from 1946. Previous roof was just very old, not damaged.
The gutter gets easily fill from a massive tree in the front yard that we recently trimmed, long overdue. So that could explain it. My handyman is coming sat to take a look he is pretty good, My guess is if he can patch it well and paint it, I doubt it will show up again anytime soon, considering the history. Thanks for the valuable info and tips!
Have some work to be done in the basement which involves cinder block.
About a 3" gap between cinder block and basement steps. Seems difficult to navigate nailing any wood into the gap to fill it. What can I fill gap with as well as the crumbling and missing pieces in photos below in rest of basement.

Hello Guys,
I was wondering if anyone knows how to handle this sunken concrete. I am one of the four houses (built by the same developer) with sunken concrete; one of my neighbors completely redo the floor twice, and the concrete is still sunk. Now he has given up; he doesn't know how to fix it in a way so it will not sink again. The first time, he just went with 4" concrete with wire mesh and the second time, he went with paver blocks.
I am new to this house and don't exactly know why the concrete keeps sinking. The rain water from that concrete area doesn't go into the city storm drain. There is some kind of concrete manhole underneath, someone told me about 4x6'. Could it be the manhole is too heavy and it keep sinking or somehow water from the manhole leak out and settle the dirt even more?
Some GC said just remove the existing concrete compact the dirt add some gravel then wire mesh with concrete will do the job. But I think this won't be sufficient.

Any have advice or experience dealing with sunken concrete will be appreciated.
Thank you in advance!
