Assuming the awning is vinyl, it should be cleaned 3-4 times a year. Fabric awning usually require 2-3 times per years. Doing so will keep it cleaned before stains set in. Never roll up awning will wet as it will cause mold & mildew. Mold & mildew stains are next to impossible to remove.

Most awning manufacturers recommend a cleaner specifically for vinyl or fabric awnings. Most awning fabrics have a built in mildew resistance, but mildew will grow on the dirt and pollutants on the awning and can cause permanent stains. If you want to DIY, use natural soap (not detergent). Ivory or Lux dish liquid will work. If you use any cleaner that is not pH neutral, test first in inconspicuous area for ill effects. You may need to use a soft brush. Wet awning, apply cleaner, let set. Reapply to keep wet with cleaning solution & scrub. Do so on an overcast day and not in full sun. Rinse well. There are vinyl protectant sprays available. There are also waterproofing sprays for fabric awnings.
