Balcony question
I am building a balcony off of my upstairs bedroom. It will be 12 foot by 4 foot and freestanding (not attached to my house) and decked with 5/4 X 6" treated decking. Below the balcony is my patio/deck. I only want to use the 4 corner posts for the balcony (treated 4 X 6's). The band on the balcony will be treated 2X12's. If I use good, durable, galvanized bolts to anchor the band on to the four posts, will only four posts be enough for the 12 foot span of the balcony. I don't want to use more posts because they will be in the middle of my patio/deck.

You need a BEAM under the joists that will span 12'. A single 2X12 won't work for that. A dbl 2X12 will, but a 4X12 would be better. With a 4' projection, you can easily use 2X6's for the joists. And free-standing means proper footings, proper diagonal bracing in the corners, stand off post bases, etc.

OK - I understand the braces and the support - and I will use the 6X6's - but will the galvanized bolts in each of the 4 posts be adequate to hold the band and joists up on the posts? It will be 12' high. Though I am not planning on having large #'s of people on it, I do want it very safe.

I usually cut a throat in the 6x6 (double throat on corners) so the rim joist will sit on wood, and then cross bolt using 6" carriage bolts. This gives a flushness to the sides of the deck and you aren't relying only on the shear strength of the bolt. A little more work, but if you decide to install lattice, or another covering, you have a flat surface to do it with.

Obviously you are more than 30" above grade with this second story deck. That means it is going to require a bldg permit. So, you draw the plan and submit it to the Bldg. Dept., get their OK as to how to do it and what they will require, and build it according to THEIR approved plans.

IR to cross cutting so the joists rest on the post - i did consider that but I want the posts to rise above the decking so I can use the same posts for hand rails. Should I still cross cut to make the joists rest on the posts and then go ahead all the way up for my handrail posts???

That's YOU'RE call!!" If you want to bootleg it in without a permit, then do whatever you want to do. I'll tell you how to do it properly and legally -- and "LEGALLY" includes pulling the required permit. No permit means that you'll get no suggestions from me.
