Deck Question?

About five years ago we put a pressure treated deck on the front of our house, we used an oil based stain to make it look like cedar. For the first year it looked great now it is starting to fade in areas. I power washed the deck as we have large 80yr old maple trees out front to remove green like moss on the deck, after doing this it keeps growing back. Ok heres the question, should i reseal and stain the deck or can i just powerwash it back to natural pressure treated wood then use a thompsons water based seal? Thanks

Stain will hold up a lot better than thompson water seal. Most clear water seals only last/protect for 1 yr or less. There are mildewcide additives that can be added to paint/stain to give extra protection.
When you wash the deck to you use a bleach solution to kill the mold? Because of the tree cover it will be an ongoing procedure to keep the deck clean. Small price to pay for having a nice old tree IMHO.
