Water leaking under threshold into addition on deck

Water leaking under threshold into addition on deck

Needing some advice. Moved into home last fall. Previous owners claimed water damage they had hidden until night before closing was from dog water bowl. We are finally able to attack the floor. We found the source of the damage to the wood floors after removing all the flooring and under layment. The previous owners had enclosed this part of what was an exterior deck nook. It appears they placed the outer wall on the deck without properly sealing it up on the bottom. Water is soaking thru the decking outside and that moisture is running into the house along the decking under the threshold. We've torn through some of the drywall to inspection the framing going up the wall and so far it appears to be dry. Once everything dries up inside and out we will seal up the deck itself so water can't soak into the decking. After that...questions is...how do we seal up the framework under the threshold along the whole wall to prevent water from seeping in along the deck? Properly. Suggestions?

We do plan on eventually replacing the door but that is not currently in our budget as we are working on a lot of "hidden" projects not disclosed by previous owner.

Welcome to the forums!

Just so we understand what you have - did they just enclose a portion of the deck and then build up the interior floor over the decking which is at the same level as the exterior deck?

Why yes they did! Shook our heads in disbelief when we found the deck under the flooring.
