Need Suggestions For Treating My Deck

Bought this home last early summer and homeowner hadn't treated deck in a while. Anyway, gotta get it done. Thinking about the type of solid color stain. Bids have been from 1300+.

Any suggestions whether it should be pressure washed vs brushed with a cleaner?

Been having some pretty big chunks chip out of the deck and splinters in kids feet!

Welcome to the forums!

I normally wash decks in the following manner; spray on a bleach/water solution with a pump up garden sprayer, let it set but not dry, then rinse with a pressure washer. Stubborn areas might require a little scrubbing [with an old broom] and/or a second application. The cleaning solution is normally 40-50% bleach mixed with water, I add TSP to the mix if there is extra grime or a sheen that needs to be knocked down some. A water hose works good also, just a little slower than a PWer. Care should be used with a PWer as too much pressure can damage the wood.

Bad boards are basically addressed on an individual basis. When feasible it's best to sand them but sometimes they need replacing.
