Use any of the deck washes available in most stores. Follow direction exactly. You may need to do it twice. If you use a power washer do not be too aggressive with the nozzle setting. You can raise the grain to a point that sanding will be needed.

Personally I don't bother with the commercially prepared deck cleaners although they are diy friendly. I always use a bleach/water solution [never stronger than 50%!] add TSP when needed. It's cheap and effective! While a pressure washer makes the job easier, a garden hose will also do a good job.
Both too strong or close with the PWer or too strong a bleach solution will damage the wood necessitating sanding
