Leak in shower

Our shower is over our garage, and this morning I noticed mold growing on the garage ceiling where the shower sits. We are going to cut away the drywall and see what it looks like, but I have a couple of questions.

After inspecting the shower this morning, I found that there are cracks in some of the mortar. I had not noticed them before, but I presume this is where the moisture causing the mold could be coming from. If we do not see leaks from the pipes or shower pan, how to proceed?

Can we simply let it dry out and then re-mortar and caulk? I would presume that this means we also have mold in the walls behind the tile. So am I looking at having to take down the tile, put up new cement board and re-time?

Thanks for any advice. I'll post back once we've opened it up.

Sounds like a total re-do job. Too many things it could be but one thing for sure, mold and mildew is a problem and replacement of damage wood is essential. Take it out and start over, doing it the right way will eliminate any future problems.
