Question Bathroom Exhaust Fan

My bathroom's exhaust fan has quit working. How hard is it to repalce. It's in the ceiling.

There are sometimes replacement motors available, does it have a name?? But most older fans are undersized and don't really do the job well. The fan should be about 1 1/2 times the area in CFM, IE a 6x8(48sq ft) bathroom should have about a 70 CFM fan. To answer the question: if there is access from above it is easy to replace, if not it is more difficult, and the hole often needs to be enlarged.
