Half bath design

Half bath design

Designing a small half bath. When entering the bathroom the sink and toilet will be on the left hand side. Is it typical to have the vanity first followed by the toilet or should the toilet be first.
It seems that the toilet first would be in the way after washing hands and leaving.

There are no right or wrong rules but if I had the option that is how I would install!

I'd also likely install the commode at the end as that gives more room for the door. What are the dimensions of the room?

Writing as a real estate agent, about 90% of the time the layout is 1) sink then 2) toilet.

General rule for a 1/2 bath is that toilets are located near a perimeter wall because the sewer line is generally run along the foundation wall. When you have a full bath, that gets modified to puth the shower or tub in the very back, so you get 1) sink, 2) toilet and then 3) shower (3/4 bath) or 4) but (full bath).

Generally, work backward, figure out where the existing sewer line is, what slope you need, and that tells you where the drain lines go. If it's a rancher with an unfinished basement, you'll have a bit more flexibility about where to put the big pipes.

A recent trend has been to extend a 1/2 bath to a 3/4 bath (sink, toilet shower) often with a double sink and a door between the sink(s) and toilet/shower. This is usually in 3+ bedroom homes, mostly to accomodate the "kids, we are leaving in 15 minutes, get showered and brush your teeth..." situation by allowing the sink to be used separate from shower/toilet.
